The three levels of reserve study — plus Florida SIRS

The industry recognizes three levels of reserve study, defined by how much of the work is done on-site. We support all three, plus Florida SIRS reports and a review of your existing report.

Level 2 · With site visit

Update — With Site Inspection

Best for associations with an existing study, due for a periodic on-site re-inspection.

We return to the property, re-inspect components, verify conditions and remaining life, then refresh costs and the funding plan from current observations.

  • On-site re-inspection
  • Condition verification
  • Refreshed costs
  • Updated projections
  • Revised report
Level 3 · Off-site

Update — Without Site Inspection

Best for associations with a recent study and no major changes since the last on-site visit.

An off-site update using your existing report and current data — we refresh costs, adjust remaining life, and revise the funding plan without a new inspection.

  • Off-site (no inspection)
  • Cost refresh
  • Remaining-life adjustments
  • Updated projections
  • Revised report

Clarity

A reserve study should be easy to explain

The board should understand what is being funded, when major costs are expected, and how today's contribution decisions affect future owners. Our goal is to make the study clear enough to use — not just complete enough to file away.
